MOMENI Group pioneers the use of CO2-reduced concrete „CEM X“
- The CO2-reduced concrete is already being used in the SACHS and TRINKAUS KARREE projects
- Since early March, the general building approval for clinker-reduced "naturecem 65 (PKH)" or "CEM X" has been granted
- By significantly reducing clinker content, the new cement cuts CO2-emissions in production by approximately 60 %
(Hamburg, December 18, 2024) Since September 2022, the Hamburg-based MOMENI Group has been involved with the Berlin start-up, alcemy, as part of its ESG strategy, supporting the development of CO2-reduced cements and concrete. Using AI-based software, cement manufacturer Spenner has successfully launched the "CEM X" in Erwitte and Berlin. The general building approval for the "CEM X" (also known as naturecem 65 (PKH)) granted by the German Institute for Building Technology in March 2024 is a significant milestone for future-proof CO2-reduced cements and concrete types and marks a key achievement in the collaboration between alcemy and MOMENI.
The use of CO2-optimized concrete has already begun this year at the SACHS project in the Cologne banking district and at TRINKAUS KARREE on Königsallee in Düsseldorf.
The construction industry contributes approximately 40 % of global annual greenhouse gas emissions. Aware of its responsibility to reduce these emissions, MOMENI has supported various innovative startups over the years, including alcemy GmbH. The Berlin-based startup has developed an AI-based software platform enabling the production of clinker-efficient, CO2-reduced cements and concrete, such as “CEM X.”
For the redevelopment of the heritage-listed SACHS building ensemble in Cologne’s historic banking district, the CO2-optimized “CEM X” is already in use. This three-part complex includes two heritage-listed buildings undergoing complete interior refurbishment and meticulous restoration. A third building, demolished above ground, will be replaced by a high-quality new construction using “CEM X.” Spanning approximately 20,000 sqm of gross floor area (GFA), the SACHS project aims for LEED Gold and WiredScore Platinum certifications.
The “CEM X” concrete is also being utilized in the TRINKAUS KARREE project on Königsallee in Düsseldorf. This landmark development at Königsallee 21–23 will include premium office, retail, and dining spaces, with a total GFA of 40,000 sqm. The project features a private underground parking garage with 200 car spaces (40 % equipped with EV charging infrastructure) and a bicycle storage room for 220 bicycles. Half of the office space are already leased to Hengeler Mueller. Over 70 % of the existing structure will be reused, supporting the project’s adherence to top ESG standards and targeting LEED Platinum and WiredScore Platinum certifications.
“We are proud to work with alcemy, our construction partners Schmeing Bau GmbH, and the ARGE Trinkaus consortium, including Hans Lamers Bau GmbH, Florack Bauunternehmung GmbH, and Friedrich Wassermann Bauunternehmung, to contribute to sustainable building practices. Together, we are not only implementing but pioneering these ambitious steps, ensuring we meet the goals set within our ESG strategy,” says Oliver Klamt, Managing Director Construction at MOMENI Development GmbH.
Sustainable Construction – alcemy
Alcemy’s AI-driven software enables the production of clinker-efficient, CO2-reduced cements and concretes. Spenner has utilized this technology to introduce “CEM X,” a groundbreaking cement containing only 30 % clinker. By replacing clinker with widely available limestone powder, “CEM X” achieves unparalleled CO2-reduction and scalability, cutting emissions by 60 % compared to traditional CEM I-based concrete.
"We at alcemy are thrilled to see ‘CEM X’ utilized in MOMENI's TRINKAUS KARREE and SACHS projects. This represents a monumental leap forward for us and the entire industry. ‘CEM X’ sets new standards for clinker efficiency and CO2-reduction, and its use sends a strong signal to the construction and real estate sectors,” says Hoang Anh Nguyen, Head of Sustainable Construction at alcemy.
Through the use of resource-efficient and clinker-reduced concrete, alcemy is significantly advancing the transformation of the construction materials industry toward a more sustainable and eco-friendly future. This aligns perfectly with MOMENI Group’s comprehensive sustainability strategy.

This is achieved through the reduction of CO₂-emissions, more efficient resource utilization, and adherence to sustainability standards.
The MOMENI Group has firmly anchored this commitment in its comprehensive sustainability strategy.
We have developed fundamental decision criteria and guidelines that we follow and continuously refine in our real estate projects. These criteria consider CO2-emissions from both the construction and operational phases, decisions regarding energy requirements, the use of renewable energy sources, as well as circularity and energy efficiency. The goal is to reduce CO2-emissions throughout the entire lifecycle of the property. All phases of the property's lifecycle must be included in the analysis and decision-making process to plan, construct, and operate a property with a lifecycle-oriented approach," explains Tristan Holtkamp, Head of ESG at MOMENI Group.
