Future Office: Current study shows what makes office space attractive

In view of a changing work culture and an increasing trend towards “back to office” and the resulting adjusted space requirements on the part of companies, the attractiveness of office properties is playing an increasingly important role. In order to obtain well-founded answers as to what will make offices attractive in the future and what requirements office properties should meet in the future from the perspective of decision-makers and office workers, MOMENI Group and Union Investment have commissioned the Fraunhofer-Institut für Arbeitswirtschaft und Organisation IAO to comprehensively analyze the future of office properties. The study also identifies trends that will be relevant for real estate investors, project developers, landlords and corporate rental decision-makers in the future.

These trends and many other findings on the topics of location, artificial intelligence, presence models, workplaces, service and amenities as well as other quality features were highlighted by the study.

First-class locations combined with forward-looking properties that impress with tailor-made services and an inspiring environment are the key to sustainable success and long-term value growth. Quality and innovation pay off.

ALEJANDRO OBERMEYER, LEITER INVESTMENT MANAGEMENT DACH, UNION INVESTMENT

The urban quality of the office location plays a decisive role in the competition for good specialists and provides excellent arguments for the increasing “return to office” trend. Office properties can score particularly well with users with nearby leisure and service offerings, especially gastronomic facilities and local amenities in the immediate vicinity.
