(Hamburg, January 15, 2023) Hamburg-based MOMENI Group has signed a long-term lease for 10,000 m² of office space in the TRINKAUS KARREE, Düsseldorf, with high-profile international business law firm Hengeler Mueller.
Designed to the highest ESG standards by David Chipperfield Architects and slated for completion in the next years, the landmark development on the Königsallee 21–23 site at the junction of Trinkausstrasse and Heinrich-Heine-Allee includes modern office, retail and restaurant units - totaling over 35,000 m² Gross Floor Area (GFA) - including underground parking for over 200 vehicles and 220 bicycles.
“Our projects are frequently first choice for leading tenants. That is why we are extremely delighted to have won globally renowned law firm Hengeler Mueller for our TRINKAUS KARREE on Königsallee as a further addition to our high-profile tenant portfolio,” said Dr. Hanjo Hautz, Managing Director of MOMENI Holding GmbH. “Hengeler Mueller has selected a Class A property with outstanding architecture that makes it possible to realize many plans for modern, sustainable and smart offices.”
Internationally prestigious architecture implementing the MOMENI Group’s stringent sustainability standards
The MOMENI Group plans to build a Class A office, retail and restaurant complex on the Königsallee 21–23 project site at the junction of Trinkausstrasse and Heinrich-Heine-Allee for completion in the next years. The project comprises a full refurbishment with extensive new additions. Along with the creation of additional space (with added floors and extensions), the plans feature a refurbishment and restructuring of the basement levels that also entails relocating the entrance to the underground parking garage. In the future, the project will include some 34,500 m² (GFA) of office, retail and restaurant space, plus a total of four basement levels including private underground parking with storage space, around 200 car parking spaces (approximately 40% of which will have electric vehicle charging points) and separate bicycle space accommodating up to 220 bikes.
“A key focus in refurbishing the existing building is on a wide variety of sustainability features. The ESG strategy for this building centers on retaining a major part – about 70% – of the former materials. In collaboration with David Chipperfield, the redevelopment proposal was translated into a continuity-based approach,” explained Felix Grelck, Project Manager and Development Director at MOMENI.
Other specific plans include an innovative mobility strategy with extensive charging infrastructure for electric vehicles and bikes as well as a photovoltaic system on the abundantly and extensively greened roof areas. The project is designed as a green building, securing at least LEED Gold certification and meeting the WiredScore building connectivity criteria (WiredScore Platinum certification).
MOMENI Group: strong presence and history in Düsseldorf
The TRINKAUS KARREE project at Königsallee 21–23 marks the next chapter in the MOMENI Group’s long development history in Düsseldorf. MOMENI has already implemented numerous successful developments in Düsseldorf’s banking district and on Kennedydamm in recent years, as well as the revitalization of the Dreischeibenhaus building. With current developments comprising ONE PLAZA (Karl-Arnold-Platz 1a), LYGHT (Georg-Glock-Strasse 14) and the UNIQ TOWERS high-rise designed by Christoph Ingenhoven (Kaistrasse 1), MOMENI will continue to shape the urban landscape.
JLL SE advised on the letting process. “Following the recent major lease signing in the Dreischeibenhaus, this latest signing with a leading international law firm is further testimony to the fact that there is greater demand than ever for properties featuring quality design coupled with a smart concept. This sends another highly positive signal for the Düsseldorf office space market,” says a delighted Marcel Abel, Managing Director and Member of the Operations Board at JLL in Germany.
